As of the date on which this job advertisement is posted, the Company anticipates that the base salary range for this role is $160,000- $185,000. This position is also eligible for discretionary bonus on an annual basis. Actual base salary range may vary based on various factors, including but not limited to location and experience.

Responsibilities

April Housing is looking for an AVP- Investments team member to join the Investment team to assist in the firm’s resyndication deal closings.

 

What you will do:

  • Complete financial underwriting analysis; produce best-in-class financial modeling, including complex cash flows, capital structures, and quantitative data for active and prospective deals.
  • Source and underwrite information necessary to construct financial models of proposed projects including development costs, operating revenue, and expense information.
  • Compile, process, and review due diligence information including financial, market, demographic, site, legal and regulatory data.
  • Make recommendations on highest and best use for deals, including proposed funding strategy as appropriate.
  • Validate and defend budgets, assumptions, and pro forma analyses, including the identification of challenges inherent to a given project.
  • Assist Capital Markets team with analysis and negotiation of pricing, terms and conditions with lenders, syndicators, and public agencies.
  • Provide leadership, mentorship and training to the associates and analysts on the Investments team (including people-management responsibilities).
  • Create presentations and prepare analysis/memoranda for investment recommendation.
  • Track and report multifamily transaction activity (sales, market trends, etc.)
  • Maintain the firm’s resyndication pipeline and actively participate in weekly pipeline meetings. 
  • Assist resyndication project managers and capital markets team in the closing process, working with lenders and investors to ensure timely and efficient closing.

Qualifications

What you should have:

  • BS/BA undergraduate degree required.  Major in finance, economics and/or other business-related discipline preferred. 
  • Minimum 4-7 years of commercial real estate transaction/underwriting/analysis experience
  • Strong financial/analytical skills including Excel and PowerPoint.
  • Strong foundation in multifamily investing and portfolio management with a preference for experience with resyndications and/or general LIHTC
  • Exceptional time management, organizational, and prioritization skills, as well as an acute attention to detail
  • Strong oral and written communication skills.  Innate ability to develop positive relationships and ability to communicate effectively with audiences at all different levels of experience.
  • Experience working in a fast-paced, entrepreneurial environment with conflicting priorities and multiple stakeholders.
  • Willingness to learn; ability to receive feedback and instructions while integrating learning into future work products.
  • Strong collaboration skills with a goal orientation attitude.
