As of the date on which this job advertisement is posted, the Company anticipates that the base salary range for this role is $100,000-$150,000, 15-20% bonus target (this represents the presently-anticipated low and high end of the Company’s base salary range for this position).  Total direct compensation may also include discretionary bonus and/or incentive compensation. Actual base salary range may vary based on various factors, including but not limited to location and experience.

Responsibilities

The Associate or Senior Associate, Investments will be part of the team focused on providing underwriting, structuring, closing and integration of new, strategic real estate investment opportunities and strategizing the existing portfolio. 

 

 

What you will do:

  • Analyze a constant flow of affordable housing investment opportunities in partnership with leadership.
  • Produce best in class underwriting deliverables, and with extreme precision, project complex cash flow, capital structure, IRR and NPV quantitative data for analysis.
  • Create presentations and preparing analysis/memoranda and recommendations to leadership.
  • Maintain the firm’s potential investment/disposition pipeline and participate in weekly pipeline meetings 
  • Conduct a thorough, detail oriented due diligence process to protect the firm’s risk profile throughout the transaction.
  • Provide support in key purchase/sale negotiation activities.
  • Manage the closing process, working with title, escrow, legal, seller, and brokers to ensure timely and efficient closings

Qualifications

What you should have:

  • BS/BA undergraduate degree required.  Major in finance, economics and/or other business-related discipline preferred. 
  • Minimum 3-5 years of commercial real estate transaction experience. LIHTC specific experience preferred. Previous exposure to complex deal structuring; preferably in a private equity/institutional type platform.
  • Proven track record of successful commercial real estate investment opportunities. Experience analyzing/underwriting and structuring complex joint venture/partnership deals.
  • Exceptional aptitude and understanding of core and value add asset acquisition/investment opportunities.
  • Strong oral and written communication skills.  Innate ability to develop positive relationships and ability to communicate effectively with audiences at all different levels of experience.
  • Exceptionally strong financial/analytical skills including Excel and PowerPoint.
  • Experience working in a fast-paced, entrepreneurial environment with conflicting priorities and multiple stakeholders.
  • Strong collaboration skills with a goal orientation attitude.  Genuine desire to persuade and drive consensus.
