As of the date on which this job advertisement is posted, the Company anticipates that the base hourly range for this role is $35/hour for post grad. We are only seeking post grad applicants.

Responsibilities

The Capital Markets team at April Housing is responsible for the debt and tax credit equity financing of one of the largest affordable housing portfolios in the country. In close coordination with Blackstone, we manage debt and equity structuring, refinancing, loan administration, and strategic financing initiatives for the portfolio. As an intern, your responsibilities will include:

 

  • Performing analyses to guide internal decision-making on asset-level financing, and summarizing recommendations for Blackstone / April Housing
  • Supporting the initial underwriting of properties that will be refinanced in conjunction with a tax credit investment (known as resyndication)
  • Helping to develop pitches soliciting financing from lenders and investors
  • Managing due diligence (e.g. legal requirements, property-specific reports, regulatory compliance) in connection with planned financing efforts
  • Researching specific financing issues relating to in-place debt on assets in the portfolio (e.g. bond financing restrictions, prepayment terms, interest rate cap requirements, pooled and/or securitized financings)
  • Researching and summarizing the latest financing trends in the market and specific financing products
  • Helping to develop and implement processes for capital markets administration, including reporting on loan covenants, data and document management

Qualifications

  • Pursuing a master’s degree in urban planning, finance, business, or related fields
  • Good communicator; organized and detail-oriented; ability to self-manage multiple tasks on different deadlines
  • Basic analytical abilities in excel, e.g. mortgage formulas
  • Proficient in PowerPoint, Word, Microsoft Office Suite
  • Interest in exploring/continuing a career in affordable housing; related experience preferred but not required
  • Rising seniors in undergraduate programs will also be considered on a case by case basis
